Regulations and policies (as stated here and within the property)

- By confirming their reservation, guests accept all property rules and conditions, which can be viewed in the dedicated section prior to booking. Consequently, the guest acknowledges and accepts the cancellation policy applicable to their chosen rate.

- By clicking "BOOK" (online) or confirming the reservation via email, the customer declares that they have read and accepted all the property's terms and conditions.

- During online check-in, guests must provide a valid photo ID, a credit card, and a copy of the reservation (the reservation copy can be uploaded in the slot designated for the "Green Pass"). Please note that Special Requests are subject to availability and may incur additional charges.

- Arrival/Check-in
From 14:00 to 20:00

- Luggage storage is available from 12:30 with 24 hours' notice. Check-in is automated; for security reasons, you will receive an access code on the day of check-in, starting from 13:00.

- Please inform Condotta3Rooms in advance of your expected arrival time. You can provide this information using the contact details found in your reservation confirmation.

- Departure/Check-out
By 10:00 (departures after 10:00 may incur a charge equivalent to the room rate for the following day).

- The credit/debit card used for the reservation will be held as a guarantee against potential property damage, unpaid extras, or applicable taxes. If the original card cannot be used, the customer may provide an alternative card.

- Smoking
Smoking is not permitted. The ban applies to the entire property, including inside the rooms and at the windows.

- Air conditioning
Service available from June 1st to September 30th.

- Heating service
Heating is regulated by Tuscany regional regulations (Period: Nov 1st – Apr 15th).
The central heating system operates on a timed schedule.

- Property access
Access to the property is via stairs only.

- The property is located in a residential area; please be mindful of noise levels. Guests must observe quiet hours between 10:00 PM and 7:00 AM.

Standard Rate:
- Meals: This room rate does not include meals.
- Standard Rate Cancellation: Free cancellation up to 7 days before arrival. If cancelled within 7 days of arrival, the full booking amount will be charged. In the event of a no-show, the full booking amount must be paid.
- Prepayment: The full booking amount will be charged within 7 days prior to arrival.
- Pre-authorization: An amount equal to the total cost of the stay may be held on your card at any time after booking.
- City tax is €6.00 ​​per person per night, payable on-site in cash.

Non-refundable:
- Meals: This room rate does not include meals.
- Non-refundable: Please note that in the event of cancellation, modification, or no-show, the full booking amount will be charged.
- Prepayment: The total amount will be charged at any time after booking.

Parties and events are not permitted.
The property is not suitable for bachelor/bachelorette parties or similar gatherings.

- Pets
Pets are not allowed.

- Garage:
- Please note that if you are arriving in the city by car, the entire historic center is subject to ZTL (Limited Traffic Zone) restrictions. There are several garages in the center offering parking services; we recommend Garage Bargello. You can drive directly to the garage even though it is located within the ZTL, as the garage holds authorization for customer access. The garage is approximately 300 meters away.

The garage cannot be booked through the property.
- If arriving by plane, you can reach us via bus, tram, or taxi. You can also reach us on foot from the Santa Maria Novella (S.M.N.) central station in just 10–15 minutes.

- In response to the coronavirus (COVID-19), this property has implemented additional safety and hygiene measures.
